DYER PROPERTIES - FALL/WINTER NEWSLETTER

The summer is "officially" over in Boston. Although still fairly mild, the mornings and nights are definitely cooler now. The property was extremely filled over the summer months, and it was a shame that we had to turn many away who were looking for an apartment. As we explained to those who were not able to stay with us, Boston in the summer requires a lot of advance planning and booking several months in advance. For this purpose we offer advance booking up to a year in advance of arrival. We have many of our repeat guests who take advantage of this and book the apartment of their choice for the busy summer months. If you are planning a trip to Boston up to a year in advance, contact us and we can arrange a booking for you. In these advance bookings, we hold the booking deposit until a month before arrival.

NEW AT DYER PROPERTIES ALLSTON

A lot of new developments have taken place at the property since we purchased it a little over a year ago. There are still a lot of improvements that we have planned. We have been doing a lot of the apartments over, and this is an ongoing project. With our visitor level high we try to find a few days in between rentals to get the job done. We have added quite a few new amenities to our list. Some of these things now in place are:

TELEVISION SERVICE

In the past we offered our guests basic cable television in the apartments. The basic cable TV left a lot to be desired as the channel line up was very limited. We worked with Direct TV Satellite company and designed a new program for the property. We built a line-up of 45 channels that include local channels, major network channels, sports channels and four free premium movie channels. This fixed programming lineup now feeds all apartments at the property and has worked out fine. IN ROOM TELEPHONE SERVICE

In the past there was no in-room telephone service offered at Dyer Properties or the previous company. This was an inconvenience for guests at the property. We installed a telephone system at the property where every apartment has a telephone with its own telephone number. The telephone system is set up as a local call system, meaning that you can make free local telephone calls. You can also receive calls to your room from any phone, anywhere in the world. If you need to make any toll calls or long distance/International calls you will have to purchase a prepaid telephone calling card with a toll free or local access telephone number. The service is now completely up and running at the property. By dialing "0" from the telephone you reach the management office 24/7. Another great feature of the telephone system is that people who come to the property to visit you can ring your apartment directly and you can buzz them into the access controlled front door by pressing "*9" on the telephone. Your guests will have to know your apartment number as the telephone codes listed at the front door are by apartment and not guest name. It is important to remember that any letters after your apartment number must be told them as they will direct people to the right apartment. For example 1024, 1024B and 1024DU are each different apartments. If you tell a visitor that your apartment number is 1024 and you are in 1024B, they will call the wrong apartment for entry.

WIRELESS INTERNET SERVICES

Providing Wireless Internet services in older buildings is always a challenge. This is especially true when there is a lot of brick in the properties. As our guests will know by the exposed brick areas in most apartments, this is the case here at Dyer Properties as well. Currently there are Internet Modems and Wireless Routers located inside of various apartments throughout the property in key locations that provides the Wireless Signal for the entire property. There are many problems with this system, especially when networks go down and need to be reset. Because they are inside of apartments that mostly always have guests staying in them, resetting them becomes a problem. We have the standard 6MBs cable modems in the property. We have designed a new system that will go into effect during the fall and winter months. Any existing modems and routers located inside apartments will be removed. One each floor two larger capacity modems, 16MBs will be placed, one on each end of the property. From these modems Wireless Routers will be placed in several locations, creating Wireless Access Points. With this set up there will be a total of 8 modems and 16 or more Wireless Routers feeding the property. This will create a much better and more reliable Wireless Network throughout the property. Since no modems will be inside of apartments they will be able to be better maintained and controlled as well. Once this installation is completed and up and running all Dyer Properties Wireless Networks will undergo a name change and will have new passwords. The Wireless service is offered for guests to take care of their E-mail and for basic web surfing. Any large bandwidth usage will be controlled. If any guest exceeds the normally allowed usage and needs more they will be able to purchase extra bandwidth at an extra fee.

ALL THE REST

We installed three guest use computers in the lobby area of the property. At this time there are two Apple Mac Computers and one PC computer. There is a printer attached to the PC. These machines are offered free for guest use 24/7. These computers are now located behind a counter in the lobby area. In the future they will be moved to an open computer area in the lobby and each machine will come equipped with its own printer. To save from having the computers misused they have limited abilities. Guests who need more expanded abilities can ask at the management office and they can be expanded for greater use.

We have two coin-operated laundry facilities at the property. They are located in the lobby area, one on each side of the property. There are two washing machines and two dryers in each room. Outside of the laundry room on one side of the property we have installed a change machine that changes dollar bills and five dollar bills into quarters. We have also installed a vending machine that offers laundry detergents and other laundry aids. Next to the office there is also a vending room. In this room we have installed a pay telephone that guests can use to make outgoing telephone calls if needed. We also have installed a soda machine and a snack and candy machine for guest use.

We also have a shelf area located in the lobby where guests will find a wide variety of magazines and paper back as well as hard back books. We also offer a variety of VHS & DVD movies that are free for guest use. On the lobby counter area we also offer different local newspapers seven days a week.

On Friday, Saturday and Sunday mornings we offer free coffee and donuts for guests. We encourage all of our guests to help themselves to coffee and donuts when there.

We also have two locations in the lobby area where cleaning supplies can be found. One side of the property we have a variety of new vacuum cleaners for guest use. We request that guests return the machines to the closets when done so that others may use them as well. On the other side of the property we also have a variety of brooms, mops, dustpans and other items for guest use.

We added Zip Cars to our parking area so that guests may rent them if they wish. Any guest who would like to rent a Zip Car has to visit their web site and apply for a membership card that is used to access the cars. There are two Zip Cars located in the parking area that are available 24/7. If you will be visiting and you think that you will require a Zip Car while here, it is always a good idea to apply for the card ahead of time and have it mailed to you so that you may be able to rent the cars when needed at the property. They rent these cars to both US and Foreign residents. There may be documentation required by foreign drivers that would be best completed while at home prior to arriving.
