INTERNATIONAL HOSPITAL STAYS

Dyer Properties is happy to welcome you to stay at our property during your visit to Boston for medical treatment. We have year round international visitors at our property for medical reasons and many of these families come to us from the Middle East.

Discounts are available for our international friends during the months of March thru May and September thru November. During the winter months of December thru February pricing has already been reduced and there are no additional discounts. During the summer months of June thru August we do not offer any discounts on stays at the property.

During the months of March thru May and from September thru November we will be happy to offer you $100 reduction per month on your rental rate. We will waive the one-time clean out fee and we will offer you parking if you require it at $125 per month.

For all time periods except from June thru August we can work with you regarding your length of stay, as we understand that you often to not know how long you must stay in Boston. During the months of June thru August, however, we cannot allow you to have open ended stays with us. You must book with us for an exact period of time. Only if there is an opening during those months you will be able to extend past the booked date. If there are no openings you will be required to leave the property on the date the apartment was booked through.

We understand that the Embassy of your country pays you an allowance each month during your stay in Boston. We understand for that reason you cannot usually pay for the apartment at booking time as is required. If you are coming to our property from outside of the United States for medical treatment we will make your booking without prepayment. Upon arrival at the property you must pay the first month rent and any additional fees prior to moving into the property. There are no partial payments allowed. You must make full payment for your first month upon arrival. Thereafter you will be required to pay your monthly rent on when due. If your Embassy gives you your allowance on a date that falls after your monthly rent is due you must contact the office to make arrangements. There are no rents allowed, under any circumstances, to be due longer than 7 days after due date. If this occurs the rental of the apartment will be ended.

If your stay at our property crosses over different rate periods your monthly rent will change to reflect that period. In some cases you will be required to pay more and in some cases you will pay less. A one-time clean out fee is charged at arrival time and must be paid with the rental prior to moving into the property.

During months other than June to August when set arrival and departure dates are required, we request that you keep us up to date with any information regarding the length of your stay with us. We require a minimum of two weeks noticed prior to move out for open ended stays. If you do not give us a two week notice that your treatment has ended and you will be leaving you may be subject to a $500 early termination fee. We will work with you during the months of the year that we can, however, you must keep us up to date with information as you receive it.

We require all guests to leave a valid credit card number on file with us in lieu of leaving a security deposit. We understand that you may not have a major credit card. Where a valid major credit card cannot be left on file we require a cash deposit of $500 to be made at arrival time. This fee must be paid prior to moving into your apartment. Debit cards cannot be used for security deposits. When it is time for you to leave we will inspect your apartment. If it is left in good condition, there have been no damages to property or furnishings and you do not owe any outstanding amounts this deposit will be returned to you in cash. If there are damages, or if the apartment is left in bad condition this deposit will be used to make repairs or for extra cleaning. If you leave the property without an apartment inspection the deposit will be forfeited. The apartment inspection must be made once you have left the apartment. No returns of deposits will be made if you are still in control of the apartment.

We require that you allow us to make a photocopy of your passport & visa upon arrival. This copy is kept in our secure files and is kept for a period of four years after your departure. We require that you register all people, adults and children that will be living in your apartment. This is required. If you do not wish to register everyone staying with you we will not allow you to move into the apartment.

We have a wide variety of people at our property and we have a 10:00 PM noise curfew at the property. After 10:00 PM we do not allow loud noises, TV's or music either in your apartment or in any common areas. We ask that everyone be respectful and understand that there are people living next door or under you.

We understand that most of you bring children with you during your visits here. We must insist that you do not allow young children to wander around or play in common areas or outside of the property unsupervised by an adult. We also ask you to tell your children to be quiet, especially at night when in the common areas or outside of the property. Young children found wandering alone in the common areas of the property or outside of it will be brought to the apartment by building staff. Please understand that this is for the safety of your children. They are in a strange country and often do not speak English. Any visitors who do not supervise their children while at the property may be subject to having their stay with us ended.

Please note that for the safety of all guests at the property and by law, we have state of the art fire, smoke and C02 detection devices around the property and in each and every apartment. It is illegal to disconnect, remove batteries, cover or otherwise tamper with any of these devices. They are life saving devices and must never be tampered with. We understand that at times when cooking they may be set off by smoke or cooking. If you have any problems with them please contact the office. If you are found to tamper with, disconnect or cover any fire safety device in the apartment you will be subject to a fine of $500 and your stay at the property will be ended. There are no second warnings. If you tamper with fire safety devices you cannot stay at our property.

Our property is a non smoking property. You cannot smoke inside of your apartment. We have spaces both in front and in the rear of the property where smoking is allowed. If you are found to have smoked in your apartment you will be subject to a $100 per incident fine and may be required to leave the property if smoking continues.

Please note that we have trash dumpsters in the rear of the property. All trash must be placed into plastic bags and tied so that the trash does not fall out. All bags must be placed inside the dumpsters. Please do not throw trash bags on the ground around the area as this will bring animals to the property and will create a health hazard. Please do not use paper bags or boxes for trash disposal. If you do not have a plastic bag stop by the office on your way to the dumpsters and we will give you one. Keeping the property clean and pest free insures that all of us stay healthy.

We offer Wireless Internet at the property. This internet is for checking of E-mail and for basic web surfing. It is not intended for voice calls over the internet, watching or downloading movies or other band width intensive activities. If you will be doing any activities that require more than simple bandwidth then you will be required to have a dedicated modem installed in your apartment. This must be set up through the office. You will be required to pay a minimum of two months service. You will be responsible for any and all costs involved, including installation and any loss or damages to modem or equipment.

Our apartments come fully furnished. We understand that there are times that you do not need or want various furniture and want it removed. Please note that you must be staying with us for more than one month to make any changes to the furnishings in the apartment. If you wish to have something removed from the apartment you must contact the office first to arrange it. Each apartment comes with a specified number of beds. At times we may be able to supply you with additional beds or mattresses, but it is not guaranteed.

We will do everything that we can to help make your stay in Boston as pleasant and safe as can be, however, we need your cooperation to insure that everything goes smoothly.
